Devanahalli''s growth story rests on four pillars. The first is Kempegowda International Airport, operational since 2008 and expanded with Terminal 2, which anchors aviation, hospitality, logistics and MRO employment. The second is industrial land: the KIADB Aerospace Park and the Hardware Park at Bagalur have brought manufacturing and electronics occupiers into the belt. The third is transport: the six-lane Bellary Road corridor with the airport trumpet interchange, the Satellite Town Ring Road passing nearby, and the metro Blue Line under construction to the terminal, with a planned suburban rail corridor to Devanahalli. The fourth is planned urbanisation — Airport City and large integrated township and business-park land parcels in the surrounding villages.
What this produces is a market with genuine long-term fundamentals and an uneven present. Employment is real but not yet at the scale of the eastern IT belt. Social infrastructure — schools, hospitals, retail — has improved substantially but is still concentrated along the highway. Plotted development and new apartment launches dominate supply, with prices well below Hebbal or Whitefield.
