Namma Metro expansion — Phase 2, 2A, 2B, 3 and 3A — and what each corridor changes for nearby localities.
Bangalore Metro Phase 3A
Status: Planned
Phase 3A is a proposed metro corridor of roughly 37 km linking Sarjapur to Hebbal through Agara, Koramangala and the central area. It has state-level approval in principle but no committed construction timeline, so treat it as planning-stage upside rather than a delivered asset.
Read MetroBangalore Metro Phase 2B
Status: Under construction
Phase 2B extends the Blue Line about 38.4 km from KR Puram to Kempegowda International Airport with around 17 stations, via Hebbal, Jakkur, Yelahanka and Bagalur Cross. It is the first rail link to the airport terminal and the most consequential single project for North Bengaluru property.
Read MetroBangalore Metro Phase 2A
Status: Under construction
Phase 2A is a 19.75 km elevated Blue Line corridor with 13 stations along the eastern Outer Ring Road from Central Silk Board to KR Puram. It puts Bellandur, Kadubeesanahalli, Marathahalli and Doddanekkundi on the metro map and interchanges with the Yellow Line at Silk Board and the Purple Line at KR Puram.
Read MetroBangalore Metro Expansion
Status: Under construction
Namma Metro currently runs the Purple and Green lines plus the Yellow Line to Bommasandra, roughly 96 km in service. Three more packages are under construction: Phase 2A along the eastern Outer Ring Road, Phase 2B to Kempegowda International Airport, and Phase 3 in the west. BMRCL is the implementing authority, and the airport link is the single change most likely to reset North Bengaluru prices.

Status: Approved — pre-construction and tendering
Bangalore Metro Phase 3 is an approved 44.65 km, two-corridor elevated expansion of Namma Metro covering the western Outer Ring Road (JP Nagar 4th Phase to Kempapura) and Magadi Road (Hosahalli to Kadabagere), with 31 stations planned. It is in the pre-construction and tendering stage under BMRCL, not under passenger operation, and the areas most directly affected are west and north-west Bengaluru.

Status: Largely operational; balance sections under construction
Namma Metro Phase 2 is the roughly 75 km expansion of Bengaluru''s metro network built by BMRCL. It extends the Purple and Green lines to Whitefield, Challaghatta, Madavara and Silk Institute, and adds the new Yellow Line between RV Road and Bommasandra along Hosur Road. Most of Phase 2 is operational; remaining sections are under construction.

Outer Ring Road (ORR) Infrastructure
Status: Operational with upgrades
The Outer Ring Road is a roughly 60 km ring around central Bengaluru that hosts the city's largest office cluster between Silk Board and Hebbal. Its main upgrades are Metro Phase 2A and 2B above the eastern and northern stretches, the Phase 3 Orange Line on the western side, and ongoing junction and service-road improvements.

Status: Under construction
The Satellite Town Ring Road is a roughly 280 km national highway ring (NH-948A) being built by NHAI around Bengaluru, linking satellite towns such as Dobbaspet, Doddaballapur, Devanahalli, Hoskote, Anekal, Kanakapura and Ramanagara. It lets freight bypass the city and opens these towns to logistics and industrial growth.

Status: Highway and elevated expressway operational; Yellow Line metro operational
Hosur Road (NH-44) is Bengaluru''s southern corridor, served by the Electronic City elevated expressway, the six-lane national highway towards Hosur, and since 2025 the Namma Metro Yellow Line between RV Road and Bommasandra. It links Silk Board, Bommanahalli, Kudlu, Electronic City and Bommasandra to central Bengaluru.
Read RoadsBangalore Peripheral Ring Road (PRR)
Status: Proposed / land acquisition stage — not under construction
The Peripheral Ring Road, now developed as the Bengaluru Business Corridor, is a proposed roughly 73 km eight-lane ring road planned by the BDA between Tumkur Road and Hosur Road via Hebbal, Bagalur, Whitefield and Sarjapur Road. It is at the land acquisition and tendering stage, not under construction, so its benefits remain expected rather than confirmed.

Devanahalli Infrastructure
Status: Airport and industrial parks operational; metro under construction
Devanahalli, about 35–40 km north of central Bengaluru, is anchored by Kempegowda International Airport. Its infrastructure base includes the six-lane NH-44 highway, the Satellite Town Ring Road, the KIADB Aerospace Park and Hardware Park, Airport City developments, and the under-construction Blue Line metro to the airport terminal.

Bangalore Rajakaluve Map: Property and Flood-Risk Guide
A Bangalore rajakaluve map helps buyers identify major drainage channels near a property, but it cannot establish flood safety or legal clearance on its own. Drain upgrades can improve liveability; their property benefit depends on downstream capacity, maintenance, site elevation and the building’s own drainage.

Cauvery Stage 5 expands Bengaluru’s water supply, with particular relevance to peripheral neighbourhoods. For homebuyers, the benefit depends on an active connection and dependable delivery—not a nearby pipeline. Verify the building’s BWSSB bills, supply records and remaining tanker costs before paying a premium.

Status: Operational with upgrades
Electronic City now has three pieces of major infrastructure: the 9.9 km Hosur Road elevated expressway, the Yellow Line metro from RV Road to Bommasandra, and proximity to the planned suburban rail Kanaka corridor terminus at Heelalige. Together they have turned it from a traffic-bound tech park into a well-connected residential market.
