Bengaluru's ring roads have always been overtaken by the city: the Outer Ring Road was built as a bypass and became the city's busiest office corridor. The Satellite Town Ring Road is the next ring out, deliberately placed 40–60 km from the centre, through towns rather than suburbs. Its first purpose is freight — keeping trucks between Chennai, Hyderabad, Mumbai and Mysuru out of the city.
Its second effect, the one buyers care about, is turning towns like Hoskote, Doddaballapur and Anekal into industrial and warehousing hubs with their own housing demand. This guide explains the route, what is built, and where the real opportunity and the real risk sit.
